It does not include age restrictions or detailed rental rules.
- Use restrictions: All lots and dwellings must be used for single-family residential purposes only. No trade or business is allowed on the lot unless it is inconspicuous, ancillary, and does not diminish residential character. Each dwelling must have at least 2,400 square feet of air-conditioned living area (or a minimum of 2,000 square feet if permitted by city zoning).
- Architectural review: Exterior improvements, including buildings, fences, landscaping, and color changes, require prior written approval from the Architectural Control Authority (ACA). The ACA has 30 days to review plans and may deny based on aesthetic compatibility. Work must be completed within one year of approval.
- Assessments & fees: Annual assessments start at a maximum of $590 per lot and can be increased by up to 10% each year without a member vote. Special assessments require a 67% class vote. A one-time working capital contribution equal to three months' assessment is due upon purchase. Late payments incur interest, late fees, and a lien on the lot.
- Parking & vehicles: Only passenger vehicles, motorcycles, vans, and pick-up trucks (under 1 ton) may be parked in driveways or garages visible from the street. Boats, RVs, campers, trailers, and commercial vehicles must be kept enclosed in a garage or fully screened from view. Inoperable or abandoned vehicles are prohibited except in an enclosed garage.
- Enforcement & penalties: The association may impose fines, suspend common area use, enter the lot to correct violations, and levy specific assessments. It can also file lawsuits for injunctions or damages. However, most litigation requires a 75% member vote, except for assessment collection or contract enforcement.
