You own your lot and house; the association maintains common areas and amenities. The rules apply to all lot owners and residents, focusing on residential use, architectural standards, and property upkeep.
- What you own & maintain: You own your lot and residence. The HOA maintains common areas and amenities (entry features, landscaping, ponds, etc.). You are responsible for maintaining your lot, including grass between any fence and the street, and must landscape within 30 days of construction.
- Architectural review & design standards: All construction, alterations, fences, and structures require prior written approval from the Architectural Control Committee (ACC). Minimum residence size is 2,300 sq. ft. (exclusive of garage/porch). Exterior walls must be at least 85% brick, stone, or approved masonry. Minimum 30-year shingle roof, 8:12 roof pitch. Each home must have a 2-car garage. ACC review fee up to $250 per submission.
- Parking & vehicles: Vehicles must be parked in driveways or garages; on-street guest parking limited to 48 hours. No trucks over 1 ton, inoperative or unlicensed vehicles, or vehicles with signage may park overnight. Recreational vehicles (boats, RVs, campers) cannot be parked on the property for more than 48 hours, max twice per month. All vehicle work must be done in an enclosed garage.
- Pets & animals: Up to 4 domesticated household pets (cats and dogs) per residence. No other animals (livestock, poultry, bees, etc.) are allowed. Pets must not run free; no breeding or kennel operations.
- Business & commercial use: Lots are for residential use only. No business, professional, or commercial activity is permitted, except quiet in-home activities like tutoring or music lessons not causing extra traffic. Builders may temporarily use homes as sales offices.
- Fines & enforcement: Unapproved construction may incur a fine of $100 per day until approved or removed. Construction delays beyond 60 consecutive days may incur $50 per day special assessment. Fines are added to the owner's assessment account and secured by a lien.
- Signs & decorations: Signs are heavily regulated: only approved 'for sale/rent' signs (max 6 sq. ft.), political signs within 90 days before and 10 days after election (max 4'x6'), up to 2 flags per residence, and seasonal decorations limited to 6 weeks. No permanent flagpoles without ACC approval.
