- Assessments & fees: Each owner pays annual assessments set by the board for common maintenance, plus special assessments for capital improvements. Unpaid assessments accrue interest and become a lien on your property, and the association can foreclose.
- Architectural review: Any exterior change—building, fence, pool, paint, roof, or new structure—requires prior written approval from the Architectural Review Committee (ARC). Submit plans at least 30 days before starting; if no decision within 21 days, approval is presumed.
- Minimum home size & materials: Main structures must have at least 2,400 square feet of floor area (excluding garages and open porches). Exteriors must be at least 80% masonry (brick on all surfaces that can reasonably be brick), and roof pitches must exceed 8/12.

- Vehicles & parking: Boats, RVs, trailers, and similar vehicles cannot be stored in driveways or front yards, and must be concealed from view in side or rear yards. Only operating passenger vehicles with current plates and inspection stickers may be visible. Trucks over 1.5 tons and commercial vehicles with advertising cannot park overnight.
- Pets & livestock: Dogs, cats, and other household pets are allowed, but not for commercial breeding or keeping. Livestock, poultry, and other animals are prohibited.
- Maintenance responsibilities: You must keep your lot and house in a clean, well-maintained condition, including mowing, watering, painting, and repairs. If you don't, the association can enter your property, do the work, and charge you (with a lien if unpaid).
