Flower Mound Woods is a standard single-family home HOA in Flower Mound, TX. These bylaws and policies govern the association's operations, assessments, and fines for all lot owners. The full Declaration of Covenants, Conditions and Restrictions (recorded separately) contains additional rules for the community.
- Membership & ownership: Every lot owner is automatically a member of the association. Owners are liable for assessments and fines, and for violations by residents, guests, etc.
- Assessments & fees: Regular assessments are due monthly on the 1st. If not paid by the 5th, a $25 late fee and 10% annual interest may be added. The association can suspend voting/amenity use after 30 days' delinquency and can foreclose the lien.
- Fines & enforcement: Fines require a written violation notice and a hearing opportunity. For first violations, a cure period is given; repeat violations can be fined immediately. Fine amounts must be reasonable and uniform.
- Board of directors: The board governs the association. Initially all directors are appointed by the Declarant. Once Declarant's rights end, members elect 5 directors with staggered terms. Directors serve without compensation.
- Meetings & voting: Annual member meetings are required. Quorum is 25% of total votes. Each lot has one vote unless the Declaration states otherwise. Proxies are valid for 90 days.
