Hilliard Acres is a single-family residential subdivision in Flower Mound, TX, governed by a set of recorded deed restrictions (protective covenants) that run with the land and are enforceable by any lot owner. These restrictions dictate what can be built, where, and how lots can be used. The covenants originally ran until 1995 and automatically renew for successive 10-year periods unless a three-fourths majority of lot owners votes to amend or release them.
- Land use & residential-only requirement: All lots are designated for single-family residential use only. No structure other than a single-family dwelling, a garage for 2–6 vehicles, and incidental accessory buildings is permitted. Only one residence per lot (plus a servant's house for bona fide employees).
- Building size & exterior materials: Main dwellings must have at least 1,550 square feet of ground floor area (excluding garages, porches, and attached accessory buildings). Exteriors must be brick, stone, rough-sawn redwood, or stucco approved by the developer as harmonious with the development.
- Setbacks & lot lines: Buildings must be at least 45 feet from the front lot line and 20 feet from any side lot line. On corner lots, both street exposures require the front setback. Animal shelters, stables, etc., must be at least 60 feet from any side lot line and located in the rear half of the lot.
- Animals & pets: Normal household pets and birds are allowed. Additionally, up to one horse, pony, or cow (or two in combination) per acre may be kept, provided pens and shelters are at least 150 feet from the front lot line and in the rear half of the lot. No commercial breeding or perceptible odors at lot lines.
- Prohibited activities: No business, trade, or offensive activities that generate excessive noise, traffic, odor, dust, smoke, or vibration incompatible with residential character. No house trailers, tents, shacks, or temporary structures as residences.
- Fencing: Fences within 100 feet of the front lot line must be first-quality residential type. Beyond 100 feet, standard rural woven wire is permitted; no barbed wire along lot lines. All fences must be maintained in sound condition.
- Garbage & storage: Lots may not be used as dumping grounds. Garbage and waste must be stored in sanitary containers or enclosed bins, screened from public roads, and disposed of regularly.
- Signs: Only one permanent nameplate sign (max 2 sq ft) per lot, plus temporary real estate signs (max 12 sq ft) during sale/lease/rent, and temporary signs for construction professionals during construction only.
