Glen Forest is a single-family home HOA in Forest Hill, TX (near Keller). This 2016 amendment updates the original Declaration of Covenants. It applies to all lot owners in Phases I, II, and III. Key rules cover architectural review, required maintenance of a common landscape easement, and detailed restrictions on homes, yards, and vehicles.
- Architectural review: Any new building, fence, wall, or other structure requires prior written approval from a 3-person Architectural Control Committee. Plans must show materials, height, and location. The committee has sole discretion over taste and design. If they don't act within 30 days, approval is deemed granted.
- Maintenance & assessments: All lot owners share responsibility for maintaining the landscape easement (Lot 1, Block 1) including masonry wall, signage, lighting, sprinklers, plants, and paying property taxes on improvements there. The Glen Forest Homeowners Association (formed after all lots conveyed) handles maintenance. Unpaid assessments accrue 10% annual interest and can become a lien recorded with the county.
- Residential use & minimum sizes: Lots are for single-family residential use only, with one dwelling unit per lot (may include attached guest quarters). Minimum air-conditioned living space varies by lot: 2,500 sq ft (Block I Lots 1-5, Block III Lot 1, Block IV some lots), 2,800 sq ft (Block III Lots 5-10, Block IV Lots 32-36), or 3,000 sq ft (Block I Lots 6-8). No dwelling over 2.5 stories.
- Exterior materials & roof: At least 80% of exterior walls must be brick, brick veneer, stone, stone veneer, masonry, or glass; chimneys must be 100% brick/stone/masonry. Roofs must be slate, tile, 240-pound composition shingles, or other approved materials, with a minimum 9/12 pitch unless waived by the committee.
- Garages, driveways, & parking: Garages must be side or rear entry (no garage door facing a street). Each home must have a 2-4 car garage. Garage doors must stay closed when not in use. Driveways must be concrete or brick (or approved materials). No trailers, motor homes, campers, boats, or trucks over 1 ton may be parked on the lot or street unless stored inside an approved enclosed garage. Overnight street parking and parking on improved yard are prohibited.
- Pets & animals: Only domestic pets (dogs, cats, etc.) for companionship are allowed; no breeding or commercial use. Animals must be leashed or inside a fenced enclosure. Habitually noisy dogs are considered a nuisance.
- Fences, mailboxes, storage, & landscaping: Fences must be wood, brick, rock, or ornamental metal/iron (no chain link). Any wood fence facing a street must have support poles on the owner's side. Mailboxes must match the home's exterior material. Storage buildings must be in the rear yard, made of similar materials, and approved by the committee. Underground sprinkler systems and landscaping must be completed within 120 days of home completion.
