This is a supplemental declaration that adds the Providence Grove subdivision (55 single-family residential lots plus open space) to the Hidden Lakes master-planned community in Keller, TX. It sets out specific architectural, construction, and use rules that apply to this neighborhood, in addition to the master declaration it supplements. The document is aimed at builders and future homeowners, defining what can be built and how the lots can be used.
- Community type & governance: Providence Grove is a single-family residential subdivision within the larger Hidden Lakes master community. It will be governed by the Hidden Lakes Master Declaration as supplemented by this document, and the Hidden Lakes Homeowners Association will maintain common areas and enforce architectural rules after the developer finishes.
- Architectural review (ACC): All exterior construction, additions, fences, landscaping, pools, and other structures must be approved in writing by the Architectural Control Committee before work begins. The ACC can reject plans if they are not in harmony with the surrounding area or if incomplete. After the developer conveys the last lot, the master association takes over this role.
- Building standards & materials: Homes must be at least 3,500 square feet of living area, with at least 85% of the front and street-facing walls built with masonry products like stone, stucco, or brick. Roofs must be 30-year laminated dimensional shingles or standing seam metal, and garage doors must be clad in decorative wood facing.
- Occupancy limits: Each residence may be occupied by one family (related by blood, adoption, or marriage) or up to two unrelated people living as a single housekeeping unit. The maximum number of residents is limited to 2 people per bedroom (e.g., a 4-bedroom home allows 8 people), with exceptions possible for medical or handicap assistance.
- Pets & livestock: No livestock or poultry is allowed, but household pets are permitted: a maximum of 3 dogs and 3 cats (or other household pets), for a total of 6 pets per residence. Exceptions for handicap assistance can be requested from the ACC.
- Fencing rules: Fences require ACC approval. Lots adjacent to open space must use black wrought-iron style fencing, max 6 feet high. Interior fences must be cedar board-on-board, max 7 feet high, with no more than a 2-inch gap between boards. Specific lots along Shad Hollow Estates also require the wrought-iron style.
- Vehicles, storage & outdoor equipment: No boats, campers, trailers, or similar vehicles may be stored or parked on lots except in a closed garage or approved enclosure. Sporting and play equipment must be placed in the back yard. No storage of rubbish, debris, or surplus materials is allowed on any lot.
- Landscaping & maintenance: Each lot must be landscaped within 60 days after the home is 90% complete, including at least two 4-inch caliper trees in the front yard, 25 shrubs, and hydromulch grass. Homeowners must maintain their lots, and the association can enter to mow or clean if a lot becomes overgrown, billing the owner.
