Homeowners of Hidden Oaks Estates is a standard single-family HOA in Colleyville, Texas (Tarrant County). This document is the full set of governing rules (Declaration of Restrictions, Covenants, and Conditions, plus Bylaws) that apply to all lot owners. It details architectural standards, land-use restrictions, maintenance obligations, and the association's assessment and enforcement powers.
- Land use & occupancy: Lots are for single-family residential use only. Only one detached single-family residence per lot, max two stories. Occupancy limited to one family (persons related by blood, marriage, or adoption) or no more than two unrelated persons living as a single housekeeping unit, plus household servants.
- Minimum home size & construction: Minimum heated/air-conditioned floor area is 2,400 square feet, with a 10% deviation allowed if approved by the Architectural Control Committee. Exterior walls on the first floor must be at least 85% stone, masonry, brick, or similar glass building material. Roofs must be Elk Prestique I weathered wood color or similar, with a minimum 8/12 pitch.
- Architectural review: All building plans, specifications, and plot plans must be approved by the Architectural Control Committee before construction or alterations. The committee must approve or disapprove within five business days; if no response, approval is deemed given. Approval cannot be unreasonably withheld.
- Fences & landscaping: Fences, walls, or hedges may not be placed closer to the front street than the house, and max height is 8 feet. No wire or woven fences permitted unless approved. Front-yard landscaping must include a sprinkler system and be completed within 120 days after the home is 90% complete. Owners must maintain landscaping and control weeds; the association may mow and clean the lot after notice and assess a fee.
- Pets: Dogs, cats, or other household pets are allowed but may not be bred or maintained for commercial purposes. No livestock or poultry.
- Parking & vehicle storage: Each residence must have a minimum two-car garage. No boats, trailers, campers, or similar vehicles may be stored nearer to the street than the front of the house, and they must be kept inside a closed garage or within a fenced, approved enclosure (temporary parking up to 24 hours allowed). No vehicles transporting inflammable or explosive cargo.
- Assessments & fees: Annual assessments are set by the Board and paid in installments as determined. Delinquent assessments incur a $20 late fee if unpaid within 30 days, plus 10% annual interest. The association may place a lien on the lot and collect costs and attorney's fees. A $150 transfer fee is also noted in the management certificate.
- Signs & antennas: Only one 'for sale' sign not exceeding 15 square feet is allowed, plus signs owned by the developer or association. No radio or TV aerials above the roof; satellite dishes must not exceed fence height and must be screened from street view.
