What Arthouse Condominium Association's governing documents say
This is the Rules and Regulations for the ArtHouse Condominium Association, a condominium community in Fort Worth, TX. It governs all owners, residents, tenants, and guests, and covers everything from occupancy limits and leasing rules to parking, pets, and fines. This document is the current rulebook, adopted in 2014, and it supplements the Declaration and Bylaws.
- Occupancy limits: No more than 2 people may occupy a one-bedroom unit, and no more than 3 in a two-bedroom unit. For families protected under fair housing law, the limit is 2 people per bedroom. Minors under 18 must live with a parent, legal guardian, or a written designee.
- Leasing & rentals: Units may be leased only as a whole, for residential purposes, for a minimum term of 6 months. Owners must provide the association with a copy of the lease, a tenant registration form, and criminal history checks for all occupants 18+. Tenants with certain criminal convictions are prohibited, and sex offenders are not allowed to occupy any unit.
- Parking & vehicles: Parking is limited to private passenger vehicles; commercial vehicles, boats, RVs, and trailers are prohibited. Trucks may not exceed 21 feet. Vehicles must be parked within lines, and parking in fire lanes or blocking others may result in immediate towing. Speed limit is 10 mph. Car washing and most vehicle repairs are prohibited on the property.
- Pets: Pets are subject to regulations, require a pet agreement, and only certain pets are permitted. Prohibited animals are listed, and pets must be kept indoors/outdoors as specified, leashed, and not cause disturbances.
- Fines & enforcement: The association can fine owners for violations, with fines escalating for repeat violations. Owners are responsible for fines caused by their tenants or guests. The association may also tow vehicles, evict tenants, and place liens for unpaid assessments.
- Use of unit & common areas: Units must be used for residential purposes only. No holes may be drilled into exterior walls, roofs, or fences without board approval. Balconies and yards have specific maintenance rules, and hot tubs, water furniture, and outdoor cooking are restricted.
