What Cooke's Meadow's governing documents say
Cooke's Meadow is a residential subdivision in Fort Worth, Texas, governed by a declaration of covenants, conditions, and restrictions (CC&Rs) that apply to all lots. The rules require architectural approval for exterior changes, restrict uses to single-family or duplex residences, and set minimum house sizes and fencing limits. The text also includes a separate declaration for a specific lot allowing office/retail uses.
- Architectural review: Any structure or alteration needs written approval from the Architectural Committee, which approves plans that harmonize with the surroundings. If the committee doesn't act within 30 days, approval is presumed.
- Allowed uses & renting: Lots are restricted to single-family or duplex residential use; no non-residential businesses are allowed. Owners may lease a lot or dwelling to a single family, but no portion of a lot may be rented.
- Animals & pets: Only domestic pets are allowed, not for commercial purposes, and they must not cause excessive noise or nuisance. No other animals, livestock, or structures for animals are permitted.
- Vehicles & trailers: Mobile homes, trailers, trucks, campers, boats, or similar items cannot be kept visible from neighboring property. Emergency vehicles and temporary construction facilities are exempt.
- Fences & setbacks: Fences on lot lines cannot exceed 6 feet in height; fences within 10 feet of a pedestrian walkway are limited to 4 feet. Buildings must follow driveway and zoned setbacks from the plat.
- Building size & materials: Minimum living area ranges from 1,800 to 2,000 square feet for single-family homes (1,000 per unit for some duplexes); two-story homes need at least 1,200 square feet on the main level. At least 50% of the first-floor exterior wall must be masonry, and asphalt shingles are prohibited.
- Maintenance & cleanliness: Property must be kept free of rubbish and debris, trash containers must be screened from view, lawns must be trimmed, and buildings kept in good repair. Laundry lines and similar outdoor facilities must be hidden from neighboring property.
