This is a set of restrictive covenants for Twin Mills, a single-family home subdivision in Fort Worth, Texas. The rules bind all lot owners and are intended to maintain the neighborhood's residential character and appearance.
- Property use & restrictions: Each lot is for one single-family detached dwelling only. No livestock or animals other than usual household pets are allowed. No signs, billboards, or advertising structures are permitted except one 'for sale' or 'for rent' sign no larger than 3 by 5 feet. No trade or business may be conducted on the property, and no activity that becomes an annoyance or nuisance to the neighborhood is allowed.
- Construction & architectural standards: All residences must have at least 1,000 square feet of living area (excluding garage), with two-story homes having at least 1,000 square feet on the first floor. Exterior walls on the first floor must be at least 50% masonry, stone, brick, or stucco. Fences must be masonry, hedge, steel, chain link, or substantial wood, no more than 6 feet high, and cannot be closer to the side street than the property line. All homes must face the front lot line and comply with building lines on the recorded plat. No temporary structures, outbuildings, house trailers, motor homes, or mobile homes are allowed. No structures may be moved into the subdivision.
- Architectural review: No structure may be erected, placed, or altered until plans, specifications, and plot plans are approved in writing by the Architectural Control Committee. The committee reviews quality of workmanship, harmony of exterior design, and location relative to topography and finished grade. If the committee fails to approve or disapprove within 30 days after submission, approval is deemed given.
- Enforcement & legal provisions: The covenants run with the land for 30 years from recording, then automatically extend for successive 10-year periods. Violations may be enforced by any lot owner through legal proceedings to enjoin, abate, or recover damages, with attorney's fees and costs becoming a lien on the property. Failure to enforce any covenant does not waive the right to enforce it later. If any provision is invalidated, the rest remain in effect.
