Each residence must have at least a two-car enclosed garage, and on 60-foot lots garages cannot extend past the front facade. Exterior walls must be brick, stone, or stucco, with limited non-masonry materials; front porches must be at least 6 feet deep and cover at least 30 square feet.
- Minimum square footage: Minimum living area is 1,800 square feet for 0.5-acre and 80-foot lots, and 1,500 square feet for 60-foot lots. Open porches, garages, and other non-living spaces are excluded from the calculation.
- Fencing: Fences must be SPF stained with steel posts, limited to 6 feet in height, and placed at the mid-point between units, with access for utility meters.
- Landscaping requirements: Each lot must have one large canopy tree (3-inch caliper) and one ornamental tree (2-inch caliper), plus a specified number of shrubs (five 5-gallon, five 3-gallon, ten 1-gallon). Full sod coverage and an irrigation system with rain and freeze sensors are required. Xeriscaping is allowed only with prior ACC approval.
