Palisades, Phase A Townhomes is a townhome community in Fort Worth, Texas, with party walls. You own your lot and townhome; the association maintains common areas and exterior of the homes, funded by assessments. This document binds all owners and occupants.
- Leasing & rentals: Leases must be in writing, approved by the Board, for an initial term of at least 6 months (no transient/hotel use), and must lease the entire townhome. Lessees must acknowledge the rules.
- Pets: Dogs, cats, or other normal household pets are allowed, but no more than two per townhome, no dangerous breeds as determined by the Board, and no pet over a certain weight (text unclear). Pets causing nuisance must be removed.
- Maintenance responsibilities: The Association maintains exteriors (roofs, siding, gutters, landscaping, sprinklers) and common areas. Owners maintain interiors, windows, doors, A/C, plumbing, and sealing of windows/doors. Owners are responsible for all areas not expressly delegated to the Association.
- Use restrictions: Property is residential only. No commercial activity, no obstruction of common areas, no clotheslines, no garage conversions. Signs limited to Declarant's sale/rent signs. Owners must avoid nuisances that disturb neighbors.
- Architectural review: Exterior modifications (including antennas, satellite dishes) require prior approval. The Board reviews plans and specifications, and approval can be withheld. Dish antennas must be installed per FCC rules and maintained.
- Party walls: Walls on lot lines are party walls; reciprocal easements for maintenance and repair. Owners cannot penetrate or alter party walls within 4 feet. Disputes go to the Board first.
- Assessments & liens: Regular and special assessments are levied per lot for common expenses. Unpaid assessments create a lien on the lot, which the Association can foreclose. A $50 resale certificate fee applies.
