Meadowood Village is a condominium community in Pantego, TX — you own your individual unit and share ownership of common elements, including the land and building structures. The association manages the property and levies assessments on each unit for common expenses. This declaration, recorded in 1985, governs the 70 units in 9 buildings.
- What you own & maintain: You own the interior of your unit (interior surfaces of perimeter walls, floors, ceilings) and have exclusive use of limited common elements like a designated carport parking space and storage area. The association maintains the general common elements (land, foundations, roofs, hallways, pool, clubhouse, etc.).
- Use restrictions: Units must be used for residential purposes only; home offices for personal business correspondence are allowed. No signs, no nuisances, no loud noises or noxious odors, no temporary structures without board consent, and no waste or unsightly accumulation.
- Assessments: Monthly assessments are set by the board based on the annual budget and can increase up to 120% of the prior year without owner vote. Special assessments for unanticipated expenses require a 2/3 vote of owners at a meeting. Assessments are due on the first of the month and late after the 15th.
- Parking & vehicles: Vehicles must be parked only in designated spaces. No large commercial vehicles, inoperable vehicles, or unlicensed off-road motor vehicles are allowed. No exterior speakers or smoky tools without board approval.
- Insurance: The association carries master property and liability insurance covering common elements and units. Unit owners are responsible for insuring their own personal property and liability within the unit.
- Alterations: No alterations to common elements without prior written board consent. Owners of adjoining units may alter shared walls with a license agreement from the association, covering costs and restoring the area if no longer used together.
