What Plantation Resort HOA's governing documents say
Plantation Resort is a single-family residential subdivision in Frisco, TX, governed by a homeowners' association (HOA). Each lot owner automatically becomes a member of the Plantation Resort Owner's Association and must pay annual assessments. The declaration sets rules for home construction, architectural review, parking, pets, and use of the recreation area (pool, tennis courts).
- What you own & maintain: You own your lot and the single-family home on it. The HOA maintains common areas like streets, the security patrol, and the recreation area (swimming pool, tennis courts). You are responsible for maintaining your landscaping, fences, and all structures on your lot.
- Architectural review: All exterior construction, painting, or changes to your home or lot require prior approval from the Architectural Control Committee. Plans and specifications must be submitted; the committee has 30 days to approve or disapprove. Exteriors must be at least 75% brick, stone, stucco, or similar materials.
- Minimum home size: On 70-foot-wide lots, homes must have at least 1,750 square feet of living area (ground floor at least 1,100 sq ft). On 50-foot-wide lots, minimum is 1,300 sq ft (ground floor at least 1,100 sq ft).
- Parking & vehicles: Each home must have a two-car enclosed garage. Boats and trailers must be stored inside a garage. Inoperable vehicles and trucks over 3/4 ton cannot park on the street overnight. Only one operative vehicle may be parked in the driveway overnight.
- Pets & animals: Only customary household pets (dogs, cats, birds) are allowed – no horses, livestock, or commercial breeding. Pets must be kept inside the residence or in a fenced yard, and animal waste must be picked up immediately. No animals are allowed on the golf course.
- Fences & landscaping: Fences along the street must not extend past the front of the home. Lots adjacent to the golf course need a specific 4-foot chain-link fence (painted black); lots by the driving range need a 10-foot fence. Landscaping must be maintained; visibility easements restrict plant height near the golf course. No boundary planting outside rear lot lines.
- Assessments & fees: Annual assessments start at $100 per lot and can increase up to 50% per year. The HOA may also levy special assessments for the recreation area, security patrol, or capital improvements. Assessments are a lien on the lot, subordinate to a first mortgage. Non-use does not waive liability.
- Recreation area access: HOA dues entitle you to use the swimming pool and tennis courts, which are owned by the golf course developer. These amenities are for the exclusive use of property owners, but rules may change with 60 days' notice. Golf course access is separate and may have additional fees.
