- What you own & maintain: You own your lot and the residence on it, and you are responsible for maintenance, repair, and reconstruction of your home and drainage on your lot. The Association maintains the Common Area (including recreational facilities) funded by assessments.
- Leasing & rentals: Leases must be in writing for a term of at least 90 days. No transient or hotel use. The owner must notify the Association of the tenant's name and provide a copy of the lease. During a lease, the owner forfeits use of recreational common area.
- Pets: No more than 3 household pets (dogs, cats, etc.) per lot, not including offspring under 9 months old. Animals may not be kept for commercial purposes. The Board can require removal of any animal that is an unreasonable annoyance or nuisance.
- Parking & vehicles: No boats, RVs, trailers, or similar vehicles may be parked for storage in driveways, front yards, or streets unless screened from view. Trucks over 1 ton cannot park overnight except during construction. All vehicles must have current plates and be operable.
- Architectural review: All exterior changes, including fences, roofs, mailboxes, and additions, require prior written approval from the Architectural Control Committee (ACC). Roofing must be at least 220 lbs per 100 sq ft, with a minimum pitch of 6/12. Exterior walls must be at least 75% brick/stone/masonry.
- Use restrictions: Lots are for single-family residential use only. No commercial activity, no signs except one 6 sq ft rental sign, no outdoor storage of unsightly materials, and no antennas except in attics. No structures may obstruct sight lines at corners.
- Assessments: Regular annual assessments are initially $180 per lot for Class A owners (non-declarant) and 25% of that for Class B (declarant). Special assessments may be levied for capital improvements. Delinquent assessments incur late charges up to 1.5% per month.
