Preston Glen Addition Phase III-A is a standard single-family home subdivision in Frisco, TX, governed by a set of development standards and protective covenants that run with the land. These rules bind all lot owners and are enforceable by the homeowners association (or developer during the initial period).
- Construction & exterior standards: Each home must be at least 65% masonry (brick, stone, or stucco) up to the top plate, with a minimum roof pitch of 5/12. Minimum living area is 700 sq ft. Driveways must be reinforced concrete. No window or wall air conditioners are permitted.
- Garages & parking: Every home must have a two-car garage with functional doors, and garage doors must be kept closed when not in use. No garage may be converted to living space. Trucks, boats, campers, and other non-conventional vehicles must be stored in the garage or rear of the lot, concealed from street view.
- Fences & antennas: Fences can be wood stockade, masonry, hedge, or substantial wood, and must not exceed 8 feet in height. No fence may be closer to the front lot line than the building line. Radio/TV antennas are prohibited outside; satellite dishes are allowed only if not visible from any street, alley, or adjoining lot and must not extend above fence height. No fence used to shield a dish may exceed 8 feet.
- Signs: Only certain signs are allowed: one professional sign per lot during initial sales, one 'for sale' or 'for rent' sign (max 9 sq ft), and a name sign (max 2 sq ft, ground mounted, one front and one back). All signs must comply with city ordinances.
- Nuisance & prohibited activities: No noxious or offensive trade or activity may be conducted on any lot, nor anything that becomes an annoyance or nuisance to the neighborhood.
- Developer rights & amendment: The developer (Gehan Homes) reserves the right to amend these restrictions or replat lots without owner consent for four years from the date of the declaration, provided dwelling size and masonry percentage are not reduced and lot count is not increased.
