Lonesome Meadow Estates is a standard single-family residential subdivision in Godley, TX, governed by a Declaration of Restrictive Covenants that run with the land. This document outlines what homeowners may and may not do with their lots—covering building standards, use restrictions, animals, vehicles, and more—and applies to all owners and occupants.
- Permitted use & lot use: All lots must be used for single-family residential purposes only. Only one detached single-family dwelling (max two stories) is allowed per lot, plus one private garage for 2–4 cars. No mobile homes, manufactured homes, or house trailers are permitted.
- Building & construction standards: Residences must be at least 2,000 air-conditioned square feet, have 10/12 pitch roofs, and at least 80% stone or brick exterior. Side and rear setbacks are 25 feet, front setback 50 feet. Outbuildings must be behind the house, on site-built concrete foundations, no more than 40' high, and not used as living space.
- Animals: Allowed per lot: one horse, cow, or sheep per acre (no hogs, goats, ostriches, emus); up to six chickens (must be behind the residence so not visible from the front); no more than three dogs or cats. Specific limits apply.
- Parking & vehicles: All visible vehicles must have current registration and be operable. No wrecked or junk cars visible. No buses, motor homes, travel trailers, RVs, commercial trucks, or boats may be parked in front of any residence. Overnight parking in garage or driveway only. Guest vehicles may not park in front more than 3 consecutive days or 30 days per year. No mechanical work except inside a garage.
- Fences: Fencing across the front of a property is prohibited. All fencing must be painted and kept in good condition; no sheet metal or barbed wire fencing is allowed (except agricultural barbed wire on Lots 6 and 7, and only along boundaries with Lots 5 and 8 must be welded pipe).
- Maintenance: Each owner must keep their lot, landscaping, residence, and structures neat, well-maintained, and attractive. Lawns must be mowed regularly, trees trimmed, and bar ditches kept mowed and clear.
- Architectural control: No building or exterior alteration may begin without written approval from the Architectural Control Committee (ACC), which reviews plans for harmony and location. Construction must be completed within 6 months of start. If the ACC does not act within 60 days, plans are deemed rejected.
- Amendments & enforcement: The Declaration can be amended by a 67% vote of owners. Any owner, the Declarant, or a homeowners’ association (if one exists) may enforce the covenants in court, with prevailing party entitled to attorney’s fees.
