Wheatland Acres is a single-family residential subdivision in unincorporated Johnson County, Texas (within Cleburne's ETJ). These covenants, conditions, and restrictions (CCRs) apply to all homeowners and are intended to protect property values. The subdivision is governed by these rules and a homeowners association with an annual fee.
- Land use & restrictions: All lots are restricted to residential use only. Commercial use is prohibited except for an office located on Lot 1 or Lot 2345 (as designated by the developer). The property is for quiet and peaceful enjoyment; disturbances may result in legal remedies.
- Minimum home size & exterior: All homes must have a minimum living area of 1,495 square feet. Exterior walls must be brick veneer. Plans must be approved by the developer, and all standard building codes apply.
- Pets & animals: Up to two dogs per home are allowed, provided they remain on the owner's property and do not disturb others. No commercial breeding, kennels, or extra pets belonging to others kept on the property. One horse per acre is permitted if the owner cleans the stall regularly and it does not become a nuisance.
- Maintenance & vacant lots: All homesites must be maintained neatly. Grass must be cut regularly. Vacant lots must be mowed by the owner or the developer will charge $50 per acre for cutting. Unsightly storage of boats or trailers is not permitted.
- RV & vehicle storage: RVs must be stored behind the home under a properly designed and constructed awning approved by the committee. No awnings may be attached to the home except a back patio cover.
- Homeowners association & fees: A $25.00 annual homeowners fee is collected at the first meeting and is required for active participation in association matters. An annual property owner cookout is held on the last Saturday of October to elect officers and effectively maintain the property.
