Wildcat Ridge is a single-family residential HOA community in Godley, Texas, governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs). This document is the full rulebook for homeowners, covering property use, building standards, and HOA authority. It applies to all lot owners in the subdivision.
- Property use & occupancy: Lots are for single-family residential use only, with occupancy limited to a single family group related by blood, marriage, or adoption (within first and second degrees of consanguinity). No manufactured, mobile, or prefabricated homes are allowed.
- Architectural review: All construction, alterations, fences, landscaping, and other improvements require prior written approval from the Architectural Control Committee (ACC). Exterior walls must be 90% masonry, roofs must meet minimum pitch and material standards, and colors must be natural or earth tones.
- Building size & setbacks: Minimum living area depends on lot size: 2,400 sq ft (one-story) or 2,500 sq ft (two-story) on 1-acre lots; 2,200 sq ft (one-story) or 2,500 sq ft (two-story) on 0.5-acre lots; 2,000 sq ft (one-story) or 2,500 sq ft (two-story) on 0.25-acre lots. Setbacks: 20 ft from side, 50 ft from front, 25 ft from rear property lines.
- Vehicles & parking: All trailers, RVs, boats, ATVs, and similar vehicles must be kept in a covered, enclosed structure when not in use. Driveways must be surfaced with concrete. No inoperable or junk vehicles may be kept on any lot.
- Pets & animals: No animals, horses, livestock, or poultry are allowed except dogs, cats, or other household pets, limited to a maximum of four per tract. Dogs must be confined to a dwelling, dog run, or fenced area and leashed when outside those confines. Animal breeding is not allowed.
- Fences & outdoor structures: Fences require ACC approval, max height 6 feet, and must be wood, metal, masonry, or wrought iron (barbed-wire and chain link prohibited). Outbuildings limited to one per acre (max 3 per tract), max height 15 feet. No carports allowed.
- Signs & flags: Permanent or temporary signs require ACC approval, with limited exceptions for real estate signs (max one per lot, 18"x24") and political signs per Texas law. Flags must be placed within 15 feet of the front wall of the main dwelling, and U.S., Texas, and military flags cannot be prohibited.
- Activities & nuisances: No commercial activities, noxious or offensive activities, hunting, or discharge of firearms are allowed. Fireworks are prohibited except with Board permission and never within 300 feet of a registered combat veteran's home. Construction work is limited to 7:00 a.m. to 7:00 p.m.
