They regulate land use, construction standards, and maintenance—but do not create a homeowners association or impose regular assessments.
- Property use & restrictions: Each lot is for one single-family detached dwelling only. No mobile homes, temporary structures, or moving existing structures onto a lot. No business or trade is allowed, nor any activity that becomes an annoyance or nuisance to the neighborhood.
- Construction & completion: All structures must be completed within 8 months of starting construction. No occupancy until connected to the city sewage system. New structures only—no relocated buildings.
