What Sanford Oaks's governing documents say
Sanford Oaks is a single-family home subdivision in Haltom City, Texas, governed by restrictive covenants that run with the land. These rules apply to all lot owners and residents. The covenants require homes to be built to certain size and material standards, restrict commercial activity and heavy trucks, and mandate architectural plan approval.
- What you own & maintain: Each lot is designated for residential use only. You own your lot and the main dwelling; no structure other than one detached single-family dwelling is permitted. Duplexes are allowed but must meet a larger minimum area (2500 sq ft as stated).
- Minimum home size & materials: Single‑family dwellings must have at least 1,800 sq ft of living area (excluding porches and garages), with at least 60% of exterior walls made of stone, masonry, veneer, stucco, or glass. For two‑story homes, the ground floor must be at least 1,500 sq ft with at least 50% of exterior walls in those materials.
- Architectural review: All plans and drawings for any proposed construction must be submitted to an architectural control committee (initially the officers/directors of Tom‑Lee Builders, Inc.) for approval. The committee has 5 days from receipt to approve or disapprove; inaction is deemed approval.
- Parking & vehicles: Trucks with a tonnage rating exceeding 3/4 ton are not permitted to park on streets, driveways, or rights‑of‑way. No vehicles that are normally unsightly may be kept in the subdivision at any time.
- Restrictions on use: No trade or business may be conducted on any lot. No drilling, mining, or oil/gas operations are allowed. No trailer, tent, shack, garage, barn, or other building may be used as a residence, temporarily or permanently.
- Duration of covenants: These covenants run with the land until August 27, 2003, and automatically renew for successive 10‑year periods unless a majority of lot owners vote to change them.
- What this document doesn't cover: This excerpt does not address leasing/rentals, pets, parking of passenger vehicles, or association fees. It is a fragment of the full declaration; later amendments or a separate HOA may impose additional rules.
