What Ferguson Place POA, Inc.'s governing documents say
Ferguson Place is a standard single-family home subdivision in Grapevine and Southlake, Texas, governed by a Property Owners' Association (POA). The declaration sets rules for lot use, construction, and maintenance, binding all owners and residents. It requires minimum 2,500 sq ft air-conditioned homes, restricts leasing to one-year minimum terms, and limits pets to three adult animals.
- Property type & what you own: You own a lot and a detached single-family home. The association maintains common areas (entrances, landscaping, etc.) funded by assessments. Minimum home size is 2,500 sq ft of air-conditioned space, at least 80% masonry exterior, and a minimum 2-car garage.
- Leasing & rentals: Leases must be for a term of at least one year. All leases must be in writing, a copy delivered to the board within 10 days, and tenants must comply with the declaration. Leasing does not relieve the owner of any obligations.
- Pets: No more than three adult household pets (dogs, cats, etc.) per lot. Animals may not be kept for commercial purposes.
- Architectural review: All exterior improvements—structures, fences, landscaping, paint colors—require prior written approval from the Architectural Control Committee (ACC). Construction without approval incurs a $500 fine. Plans are deemed approved if not acted on within 30 days.
- Parking & vehicles: Overnight parking for owners must be in the garage. Guest parking in driveway only; no on-street parking. Trucks over 1/2 ton, boats, RVs, and trailers must be stored inside garage or screened. No parking of vehicles with inflammatory cargo.
- Landscaping & maintenance: Owners must maintain their lots, including mowing, pruning, and weed control. Front yards must have at least two trees of 3-inch caliper, and landscaping must be completed within 60 days of occupancy. No plastic lawn decorations or artificial plants.
- Use restrictions: Lots are for single-family residential use only. No duplexes, apartments, or commercial use. No above-ground pools, no oil drilling, no offensive activities. Basketball goals require ACC approval and must be set back 25 feet from curb.
- Signs: Most signs require ACC approval. Exceptions: holiday/religious/patriotic flags (if not offensive), political signs up to 4 sq ft (displayed no more than 30 days before election, removed within 5 days after).
