- Residential use & occupancy: All lots are for single-family residential use only. Each lot may have one freestanding single-family dwelling (up to 2 stories), plus a garage and appurtenant structures. No duplexes, rooming houses, or commercial activity.
- Construction & architectural review: All construction, landscaping, and fencing must be approved by the Developers or an Architectural Control Committee. - Pets & animals: No livestock or poultry are allowed. Owners may keep up to 4 domesticated household pets (e.g., dogs, cats), which must be confined or restrained on the lot, vaccinated, and kept clean. Pet waste must be cleaned up.
- Vehicles & parking: Boats, trailers, RVs, and similar vehicles may not be parked in front driveways or yards (unless rear/side garage and under 20 ft), on streets, or stored unless fully operational and licensed. Trucks over 1 ton and vehicles with painted advertising may not park overnight. No vehicles transporting hazardous materials are allowed.
- Assessments & fees: If the association is formed, an annual assessment is levied per lot (initial $120, prorated for the first year). It can increase up to 10% per year without a membership vote; larger increases require a 2/3 vote of each class of members. Special assessments for capital improvements need 2/3 approval. Unpaid assessments accrue interest and become liens.
- Common areas & amenities: If the association is formed, it maintains common areas (e.g., landscaping, walls, signs). Owners have a non-exclusive right to use common areas, subject to reasonable fees and suspension of rights for unpaid assessments or rule infractions.
