Glade Tree Estates is a single-family home subdivision in Sansom Park, TX, governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs) that bind all lot owners. The rules cover residential use, building design, architectural review, vehicle and pet restrictions, and lot maintenance to preserve neighborhood appearance and property values.
- Residential use & occupancy: Each lot is for one detached single-family residence only, no more than two stories. Occupancy limited to one family (blood, marriage, adoption) plus household servants. No business, commercial, or manufacturing uses; quiet home-based activities like tutoring are allowed if they don't increase street parking or disturb neighbors.
- Minimum floor area & exterior materials: Air-conditioned living area must be at least 1,000 square feet. At least 50% of exterior wall area must be brick, brick veneer, stone veneer, or approved material. Roofing must be acceptable to the City, FHA, VA, and the Architectural Committee.
- Architectural review: An Architectural Committee must approve all plans for buildings, fences, walls, landscaping, exterior painting, and alterations before construction. The Committee can reject unusual or odd designs and has sole discretion. If no Committee exists, variations follow the general development standards. Plans are deemed approved if not acted on within 90 days.
- Setbacks & fences: Front setback: at least 20 feet; side: 5 feet (interior) or 10 feet (corner); rear: per City. Fences cannot exceed 4 feet in height and must be masonry, brick, wood, or approved material; cannot extend beyond front building line. Corner lots have sight-line restrictions (no obstructions 3–6 feet high within 10 feet of intersection).
- Parking & vehicles: No boats, RVs, trailers, or campers may be parked for storage in driveway, front yard, side/rear yard unless concealed, or on streets. Trucks over 1 ton and vehicles with painted ads cannot park overnight. All parked vehicles must be operable, licensed, and in daily use. No flammable cargo vehicles allowed.
- Pets & animals: No livestock, poultry, or commercial animal raising. Only household pets allowed, no more than two per lot. Pets must be restrained on owner's property (backyard, fence, or leash). Owner must keep lot clean and free of pet waste. No animals that disturb quietude, health, or safety.
- Prohibited uses & nuisances: No temporary dwellings (except during construction), no oil/mining operations, no outdoor burning except fireplaces and outdoor cooking, no clotheslines visible from street, no antennas except in attic (satellite dishes may be placed in backyard if screened). No inoperative vehicles, rubbish, or junk visible.
- Lot maintenance: Owners must keep lots mowed (grass under 6 inches), maintain buildings and fences in good repair, repaint, and replace worn surfaces. Maintain easements, keep weeds cut. If owner fails, Declarant (or later homeowners) may maintain and bill the owner.
