What Belfort's governing documents say
This is the Declaration of Covenants and Restrictions for Belfort Subdivision, a single-family home community in Grapevine, Texas. The rules apply to all homeowners in the subdivision and cover property use, architectural standards, assessments, and maintenance obligations. It does not address rental restrictions or community amenities like a pool or clubhouse.
- Use restrictions: Lots may only be used for single-family residential purposes. No oil drilling, mineral operations, or commercial activities are allowed. No nuisance or offensive activity is permitted; grass must be kept under 4 inches tall.
- Architectural review: All new construction or exterior alterations must be submitted to the Architectural Review Committee (ARC) for approval. Minimum living area is 2,000 square feet. At least 75% of first-floor exterior walls (excluding windows/doors) must be brick, stone, or stucco. Roofs must be composition material in weathered-wood colors. No carports allowed.
- Assessments & liens: Annual assessments are levied per lot. Special assessments require approval. Unpaid assessments accrue interest at the highest legal rate and may become a lien on the lot, subject to foreclosure. Builder-owned unoccupied lots pay half the annual assessment until initial occupancy.
- Pets: No more than two household pets (dogs, cats, or similar) are allowed per lot, and they must be kept in a rear fenced yard. No horses, livestock, or barnyard animals. The Board can deem any pet a nuisance.
- Parking & vehicles: No boats, RVs, campers, trailers, or inoperable vehicles may be parked in driveways, front yards, or on public streets. Each residence must have a minimum two-car garage with garage doors kept closed when not in use.
- Fencing: Fences may not exceed 6 feet in height (8 feet with ARC variance). Wood fences must be solid standard planks. Fences in drainage easements must be elevated 4 inches. All fences must be maintained in good repair; the Association may enter and charge the owner for repairs.
- Signs & lighting: Only one professional sign per dwelling (max 5 sq ft?) is allowed. No permanent outdoor wires, poles, or antennas. Lighting must not cause unreasonable glare on neighboring lots.
