Saybrooke is a standard single-family-home subdivision in Grapevine, TX, governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs) recorded in 1990. The rules apply to all lot owners and residents, covering building standards, land use, parking, pets, and aesthetics. - Pets: No more than three domestic pets of each type (e.g., dogs, cats) may be kept per lot. They may not be kept for commercial purposes. Pets must be confined within a fenced rear yard or on a leash when off the lot.
- Fences, walls, and hedges: No fence, wall, or hedge over 3 feet high may be placed within 15 feet of the front lot line. Side and rear fences may be up to 8 feet high. Fences must be wood, masonry, or approved by the ACC.
- Antennas & satellite dishes: One TV/radio antenna may be attached to the main house but must not extend above the roof peak or be forward of the front building line. Satellite dishes require prior written ACC approval, including location and screening.
