Glade Crossing III is a single-family home subdivision in Haslet, TX (near Grapevine) governed by a declaration of covenants, conditions, and restrictions (CC&Rs). These rules apply to lot owners and cover how you can use your property, what you can build, and maintenance standards.
- Residential use only: Each lot must be used exclusively for a single-family residence. No business, commercial, or professional activities are allowed. Only one dwelling per lot, and no moved or used houses; all homes must be new construction.
- Minimum house size & height: Residences must have at least 1,200 square feet of floor area (excluding garages, breezeways, porches, and accessory buildings). Buildings cannot exceed 2 stories or 35 feet in height.

- Architectural & exterior control: An Architectural Control Committee (ACC) must approve all exterior changes, including fences, walls, hedges, satellite dishes, exterior surfaces, and paint colors. No window/wall AC units on the front or side of a home. Fences cannot exceed 6 feet in height and must comply with setback requirements.
- Signs: During new construction, builder signs up to 12 sq ft are allowed. Afterward, only one 'for sale' sign per lot up to 6 sq ft is permitted. All signs must comply with City of Grapevine ordinances. Declarant can remove noncomplying signs.
- Lot maintenance & nuisance: Owners must keep lots free of weeds, debris, and trash. If an owner fails to maintain, the developer or ACC may enter, clean, and charge the owner (plus interest). Burned buildings must be cleared within 30 days. No obnoxious or offensive activities allowed.
- Restricted area & developer rights: A 'Restricted Area' (likely front setback) is subject to developer grading, landscaping, and maintenance rights. Owners may not perform maintenance (except mowing/edging) without 10 days' written notice to developer. Developer has no obligation to install landscaping on lots.
