Linmar Estates (Haltom City, TX) is a single‑family residential HOA community governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs). The rules apply to all lot owners, covering construction standards, property use, and common area maintenance. The association manages common areas and enforces a strict architectural review process.
- Minimum home size: Each new dwelling must have at least 4,000 square feet of air‑conditioned floor space. This does not apply to the current residence on Lot 8, but will apply to any future new construction on that lot.
- Architectural review: All exterior construction, landscaping, fencing, lighting, and other improvements require prior written approval from the Architectural Control Committee (ACC). Trucks, boats, trailers, and recreational vehicles may only be parked on the lot for loading/unloading up to 24 hours, and must otherwise be stored in the garage or screened by privacy fencing. No vehicles with inflammable or explosive cargo may be parked on the property.
- Fencing: Fencing must be either 5‑foot wrought‑iron or 6‑foot cedar board‑on‑board style, with ACC approved design. Drive gates require ACC approval. In the event of a conflict with Texas Property Code sections on fences, the statute controls.
- Landscaping & maintenance: Owners must maintain their lots in a well‑kept condition, including lawn, landscaping, and exterior repairs. Landscaping plans for front and side yards require ACC approval. After occupancy, lots must be fully landscaped within 60 days (weather permitting).
- Use restrictions: Lots may be used for single‑family residential purposes only. No duplexes, apartments, or commercial use. No signs (except political signs up to 4x6 feet, displayed 90 days before an election and removed within 10 days after), no temporary structures (except during construction), no clotheslines, no above‑ground pools, and no playscapes or trampolines in front yards. Christmas decorations may not be displayed before November 15 and must be removed within 30 days after the holiday.
