The declaration binds all current and future owners to a uniform plan for maintenance and use of the property, including common areas, and establishes the Association's authority to levy assessments and enforce rules.
- Assessments & fees: Monthly maintenance assessments are paid by each owner, initially capped at $35/month for the first 12 months. Annual increases cannot exceed 10% without a majority owner vote. Delinquent assessments accrue 10% annual interest and become a lien on the lot, enforceable through foreclosure.
