These rules apply to all lot owners and are enforced initially by the Developer and later by a mandatory homeowners' association. - Architectural review: No building or improvement may be erected or altered without prior written approval of the Developer (or later the HOA) regarding quality, workmanship, design, and materials. - Signs: No sign may be placed in public view except one sign of not more than 6 square feet advertising the property for sale or rent, or builder/developer signs during construction or sales period.
- Parking & vehicles: No trailers, boats, or other vehicles may be parked in the front yard or where visible from the street. Garages may not face any street unless specifically approved.
- Common elements & HOA: The entryway, median landscaping along Phillip Drive, and brick fence along Matlock Road are common elements maintained by Developer until 2/3 of lots are sold, then responsibility transfers to a mandatory homeowners' association. Lot owners automatically become members.
