Stone Crest Estates is a standard single-family homeowner association (HOA) in Haslet, TX — you own your lot and house, and the HOA maintains common areas and enforces rules. These governing documents bind all owners, residents, and guests.
- Residential use & occupancy: Lots are for single-family residential use only. Only the completed principal dwelling may be occupied as a residence; no garages, sheds, or RVs may be used as living spaces.
- Minimum house size: All residences must contain at least 1,900 square feet, except lots adjacent to Chelsea Park third filing require at least 2,300 square feet (excluding porches and garages).
- Architectural review: Any construction, alteration, or improvement visible from a street or another lot requires prior written approval from the Architectural Control Committee (ACC). This includes dwellings, fences, landscaping, and window treatments.
- Pets & animals: No more than 4 dogs and/or cats may be kept per lot. Pets must be kept inside the dwelling or in a fenced yard without disturbing neighbors. No livestock or commercial breeding is allowed.
- Vehicles & parking: No trucks over one ton, RVs, boats, trailers, inoperable vehicles, or commercial vehicles may be parked or stored anywhere on the property if visible from a street or another lot. Overnight parking on streets is limited. Garage doors must be kept closed except when entering or exiting.
- Leasing & rentals: Leases must be for at least 6 months. Owners must provide tenants with governing documents and are responsible for tenant compliance. The HOA can enforce rules directly against tenants.
- Assessments & fees: Owners must pay regular and special assessments. Regular assessment increases can be vetoed by a majority of owners. Special assessments over a certain amount also require owner approval. HOA sale fees are due at transfer of property.
- Fences & landscaping: Fences must be between 4 and 8 feet tall, of wood or masonry, and have a 'good side' facing streets or common areas. Landscaping changes require board approval. Grass and weeds must be maintained; the HOA may cut and bill the owner.
