Broughton is a single-family home subdivision in Colleyville, TX, governed by a homeowners association (HOA). All lot owners are automatically members of the Broughton Maintenance Association and must comply with the Declaration of Covenants, Conditions and Restrictions. The HOA maintains common areas and enforces rules, while an Architectural Control Committee reviews all exterior changes.
- Architectural review: All exterior improvements (structures, fences, landscaping, paint, etc.) require prior written approval from the Architectural Control Committee. Minimum main residence size is 3,500 sq ft, with at least 80% brick or stone veneer on front walls. Roof pitch must be at least 8:12, and shingles must have a 30-year warranty in weathered wood or similar color.
- Landscaping & maintenance: Each lot must have at least two 3-inch caliper trees and a sprinkler system in front yards (and side yards on corner lots). Owners must maintain their lot in good condition; the HOA may step in and charge the owner for non-compliance.
- Leasing & rentals: Rentals are allowed only for the entire lot (no partial rentals) and for a term of at least six months. Owners must notify the HOA and provide lease details; tenants must acknowledge the restrictions.
- Pets: Only household pets (no farm animals, snakes, pigs) are allowed. Pets must be registered, licensed, and inoculated; not be a nuisance; and waste must be removed. The HOA can require removal of a problem pet.
