This is a declaration of restrictions, covenants, and conditions for Highland Meadows, a single-family, deed-restricted HOA community in Colleyville, TX. It binds all lot owners and governs what you can build, how you use your property, and what the association may do to enforce standards. - Architectural review: No building, fence, or alteration may be erected until plans and a plot plan are approved by the Architectural Control Committee. Approval is deemed given if the committee fails to act within 5 business days.
- Building size & materials: Living units must have at least 2,450 square feet of heated/air-conditioned floor area (10% variance allowed with committee approval). First-floor exterior walls must be at least 85% stone, masonry, or brick; second floor may be masonry or other approved material.
- Roofing standards (amended): Roofs must have a minimum 8/12 pitch and be constructed of fire-retardant wood shingles or composition dimensional shingles (e.g., Elk Prestique, GAF Timberline, Tamko Heritage) in Weatherwood color, with a minimum 30-year Class A fire rating. Samples must be submitted for written approval.
- Use & occupancy: Lots are for single-family residential use only. Only one detached dwelling (max 2 stories) per lot, occupied by one family (related by blood, marriage, or adoption) or not more than two unrelated persons living as a single housekeeping unit, plus domestic servants.
- Fences & setbacks: Buildings must be at least 10 feet from side lot lines. Fences, walls, or hedges cannot exceed 8 feet in height (front yard restrictions apply); wire fences require committee approval. All fences and structures need architectural approval.
- Pets & vehicles: No livestock or poultry; dogs, cats, and household pets are allowed but cannot be bred or kept for commercial purposes. No boats, trailers, mobile homes, campers, or similar vehicles may be stored except in a closed garage or enclosed portion of the lot; vehicles carrying flammable/explosive cargo are prohibited.
- Maintenance & assessments: Owners must control weeds, remove debris, and maintain landscaping. If an owner fails to do so, the association may enter the lot, mow/clean, and assess a reasonable fee. Unpaid assessments accrue 10% interest and become a lien on the property, subordinate to mortgages.
