Ross Downs Homeowners is a single-family residential subdivision in Colleyville, TX, governed by a homeowners association (HOA). The rules apply to lot owners and set standards for construction, use, and maintenance to preserve the neighborhood's appearance and value.
- Architectural review: All construction, alterations, and additions must be approved by an Architectural Control Committee. Plans and a plot plan must be submitted; if no decision within 5 business days, they are deemed approved (if compliant). Items like fences, walls, sheds, and antennas also require approval.
- Minimum floor area & construction materials: One-story homes must have at least 2,450 sq ft of air-conditioned living area (2,750 sq ft for two-story), with a 10% deviation allowed by the Committee. At least 85% of first-floor exterior walls must be stone, masonry, or brick; second-floor walls at least 50% brick or similar. Roofs must be wood shingle, tile, or approved material with at least 8/12 pitch.
- Parking & vehicles: No boat, RV, camper, or similar vehicle may be parked for storage in the driveway or front yard, or on public streets overnight. They must be concealed from view or stored in a closed garage. Trucks over one ton and vehicles with painted advertisements cannot park overnight (except for construction). No vehicle may park on public right-of-way over 24 hours.
- Pets: No more than four pets per lot. Animals must be restrained or confined on the owner's back lot in a fenced area or inside the home. No livestock or poultry allowed. Owners must keep the lot clean of pet debris.
- Fences, walls & landscaping: Fences and walls must be of masonry, brick, wood, or approved material. They cannot extend nearer to the street than the front of the residence. Landscaping must be completed within 120 days of 90% completion, including a sprinkler system for the front yard. No crosstie walls in the front yard.
- Use restrictions: Lots are for single-family residential use only. Only one detached single-family home per lot. A garage is required. No business activity that increases street parking or disturbs neighbors. No oil drilling, mining, or dumping. No antennas except satellite dishes up to a certain height, screened from street.
- Signs: Only one 'for sale' sign (max 15 sq ft) and one professional sign (max 1 sq ft) are allowed. Builder signs are permitted during construction.
