This is a Declaration of Covenants, Conditions and Restrictions (CC&Rs) for Longwood Estates at Ross Downs, a single-family home subdivision in Colleyville, TX. The rules bind all lot owners, residents, and their guests, and are intended to maintain the community's residential character, property values, and aesthetic standards.
- Residential use & occupancy: Each lot is for one detached single-family residence only. Occupancy is limited to one family (persons related by blood, adoption, or marriage, or no more than two unrelated persons living together as a single housekeeping unit, plus domestic employees).
- Minimum floor area: The main residence must have at least 2,000 square feet of air-conditioned living area for one-story homes, and at least 2,300 square feet for two-story homes (excluding open porches, garages, patios, and accessory buildings).
- Building materials & exterior design: At least 50% of the first-floor exterior wall area (excluding windows, doors, gables above first-floor windows) must be brick, stone, or approved masonry. Roof pitch must be at least 8/12. All exterior changes require prior approval from the Architectural Control Committee.
- Architectural review: No landscaping, sidewalk, patio, driveway, building, fence, wall, or exterior painting may begin without written approval from a 3-member Architectural Control Committee. Plans must be submitted in duplicate, and the Committee may disapprove based on design harmony, workmanship, and materials. The Committee has sole discretion to prevent unusual or bizarre structures.
- Parking & vehicles: No boats, RVs, campers, trailers, or similar vehicles may be parked for storage in driveways, front yards, or on streets. Such items may be stored in side/rear yards only if completely concealed from streets and neighbors. Trucks over one ton and vehicles with painted advertisements may not park overnight. Non-motorized vehicles must not be visible from streets. No vehicle may be parked on public right-of-way for more than 24 hours.
- Pets: No more than four (4) household pets per lot. Animals must be restrained or confined on the owner's back lot within a fenced area or inside the home. Livestock and poultry are prohibited. Pets may not be raised, bred, or kept for commercial purposes or food.
- Fences & walls: Fences and walls must be built of masonry, brick, wood, or other approved material, and must not extend beyond the front building line. Maximum height is 8 feet from ground level. On corner lots with garage access from a side street, a matching masonry screening wall is required.
- Signs & antennas: One professional sign (max 1 sq. ft.) and one 'for sale/rent' sign (max 5 sq. ft.) are allowed; builder signs during construction are permitted. Antennas for radio and TV reception must be located inside the attic. No other exterior antennas or satellite dishes are permitted.
