What Glenhope's governing documents say
This document is a Declaration of Covenants, Conditions, and Restrictions (CCRs) for Glenhope, a single‑family residential subdivision in Colleyville, TX. The restrictions run with the land and bind all lot owners, their heirs, and successors. It sets standards for home construction, appearance, and use — no HOA is created by this document, but the restrictions are enforceable by the grantor and other lot owners.
- Residential use & square footage: Each lot may have only one detached single‑family residence. The residence must contain at least 2,000 square feet of living area (excluding porches and garages).
- Exterior materials: At least 75% of the first‑floor exterior wall area must be brick, brick veneer, stone, stone veneer, stucco, or glass.
- Garage & driveway: Each residence must have at least a two‑car garage. Driveways must be concrete or brick.
- Roofing: Roofs must be covered with a 25‑year dimensional shingle in a color that gives the appearance of wood (e.g., shake or slate).
- Antennas & satellite dishes: Antennas must be located in the attic. Satellite dishes or other reception devices may be placed in the backyard only if screened from the street; a variance may be granted.
- Fences: Fences may be wood, masonry, or ornamental iron (no chain link). Maximum height is 6 feet from ground level, but the grantor may allow up to 8 feet by written variance. Wood fences must be solid and made of standard‑size planks.
- Signage: Only one professional sign (up to 6 square feet) advertising the property for sale or rent, and one builder sign during construction/sales, may be displayed to public view.
- Landscaping & drainage: Lots must be kept neat — grass and weeds mowed regularly. No dumping. Lots must be graded to follow the master drainage plan; no improvements that block drainage.
