Willow Springs West Addition is a single-family home subdivision in unincorporated northwest Tarrant County, Texas. These covenants bind all lot owners and are enforced by the homeowners association. The rules cover construction standards, property maintenance, and allowable uses, with an emphasis on uniform aesthetics and rural character.
- Construction & design standards: Dwellings must be at least 2,200 sq ft, built on-site (no pre-fabricated or moved structures), with at least 65% masonry on first-floor exterior walls. Roofs must be a minimum 9/12 pitch and use Elk Prestique or Timberline shingles in earth tones. Attached garages must be side- or rear-entry; detached garages must match main structure materials. All structures require Architectural Control Committee (ACC) approval; plans are deemed approved if not acted on within 5 working days.
- Landscaping & maintenance: Owners must keep lots neat, mow grass, control weeds, and maintain landscaping. The association may enter and mow after 10 days' written notice and assess a fee. Landscaping must be sufficient quality and design to be compatible with neighboring lots.
- Fences & signs: Fences must be white, of plastic/fiberglass materials, and no taller than 6 feet; wire fencing is prohibited. Signs are limited to 5 sq ft for sale or lease; no billboards. Subdivision signs are exempt.
- Pets & livestock: Dogs, cats, and other household pets are allowed for non-commercial purposes. Livestock is limited to one head per acre (horses, cows, sheep, or approved domestic animals); pigs, goats, and animals causing noise/odors are prohibited. Livestock barns and pens must be sanitary.
- Parking & vehicles: No vehicles larger than one ton may be stored on a lot; no vehicles carrying explosive cargo are allowed. Inoperative vehicles must not be stored. No above-ground swimming pools.
- Nuisance & business uses: No noxious or offensive activities; only home-office type businesses without outside storage are permitted.
- Antennas & satellite dishes: All TV antennas must be in the attic; satellite dishes must be screened from street view. No antenna may exceed roof height.
- Architectural review process: The ACC must approve all building plans, specifications, and plot plans. The committee consists of five members (initially the developer), and three concurring votes are required. No liability for approval or refusal. Plans are deemed approved if not disapproved within 5 working days, provided all terms are met.
