Castle Hills Golf Villas II is a townhome community in the Castle Hills master-planned development in Lewisville, TX, governed by a neighborhood association (CH Golf Villas II Neighborhood Association, Inc.). Each owner automatically gets a Social Membership at the Lakes at Castle Hills golf club and membership in the Castle Hills Residential Association. This declaration (recorded 2015) binds all lot owners and runs with the land for 99 years.
- Membership & voting: Each lot owner gets one vote per lot in the neighborhood association. Developer gets ten votes per lot until it owns two or fewer lots or six years from first sale. Owners also have a Social Membership at the Golf Club, with dues paid through the association or directly.
- Assessments & fees: Monthly assessments started at $300/month in 2015, and can increase each year by CPI or 5% (whichever is greater) without a vote. - Maintenance responsibilities: Owners maintain their lot's interior and exterior (buildings, landscaping not on common areas), but the association maintains common areas (parks, private streets, entry gates, walls) and all front-yard grass, trees, and shrubs up to the front of the residence. Association also maintains interior private streets adjacent to lots.
- Common areas & amenities: Owners have nonexclusive easement to use common areas (lots 1X, 13X, 29X, Block A; Lot 19X, Block E). Association controls use and can make rules and suspend access for rule violations. Golf Club membership privileges are governed by the club's rules.
