Solo Lofts is a condominium community in Dallas, TX — you own your unit and share ownership of the building's common elements. These Bylaws and Community Rules govern the association's operations and set standards for owners and residents. The rules apply to every unit owner, occupant, and their guests.
- Board of Directors & governance: A board of at least three directors manages the association. Directors are elected by members at the annual meeting; vacancies are filled by the board. Directors must be owners or spouses and cannot be delinquent on assessments or in violation of rules. The board meets at least quarterly, and meetings are open to members.
- Fines & enforcement: The board may fine for violations after written notice and a hearing. Fines must be reasonable and capped; they cannot exceed a maximum amount set by the board. Unpaid fines do not accrue interest and cannot be foreclosed as a lien. Violations must be cured within 30 days of notice.

- Use of common elements: Common elements (e.g., landscaping, sidewalks) are for intended purposes only; no storage, digging, or planting by residents. Fires are prohibited except in approved grills. Patios and balconies must be kept clean and free of clutter.
- Noise & nuisance: Residents must avoid creating noise, odors, or activities that annoy neighbors or interfere with TV/radio reception. Harassment of other residents or staff is prohibited.
