- Land use & construction: Each lot is for one single-family detached dwelling only. Construction must start within 8 months of permit, and occupancy requires connection to city sewage. No mobile homes, temporary structures, or moved-in buildings are allowed.
- Minimum house size & exterior: The main dwelling must have at least 1,200 square feet of living area. At least 70% of the exterior must be masonry, stone, or brick. Roofs must be 240-pound asphalt composition shingles or better.
- Height & setbacks: Structures may not exceed two stories. Building lines must follow the dedicated plat, and side/rear setbacks must meet city requirements subject to Architectural Control Committee approval.
- Architectural Control Committee: Plans for any structure or alteration must be approved by the committee for quality, design harmony, and location. Approval or disapproval must occur within 60 days. A waiver allows exceptions if the house appraises at or above $35,000.
- Pets & livestock: No livestock, poultry, or animals other than usual household pets are allowed. Pens or coops are prohibited.
- Prohibited businesses & nuisances: Trade or business activities are banned, as are any annoyances or nuisances to neighbors.
- Maintenance & trash: Grass and weeds must be mowed regularly; failure may result in the committee cutting them at the owner's expense (lien). Trash must be in covered containers and removed by the city's licensed service. Burning trash is prohibited.
- Signs & fences: Only one sign (max 3'x5') advertising sale or rental is allowed. Fences must be masonry, brick, or stone (or substantial hedge), no more than 6' tall, and cannot extend forward of the front building line.
