This is a partial document: the Seventh Amendment to the Declaration of Condominium for Pebblebrook Village Condominium in Pantego, TX. It only amends a single section about the association's delegation of authority and management contracts. It does not contain the community's full rules on pets, leasing, age, or other typical restrictions.
- Management contracts & property management: The association may enter management contracts for property management, landscaping, pool, etc. Contracts must be for one year then month-to-month, cancellable with cause on 30 days' notice or without cause and without penalty on 90 days' notice by either party. A new contract must become effective immediately upon cancellation of the prior one.
- Managing agent qualifications: The managing agent must be a professional with at least 5 years of proven property and association management experience and currently managing similar projects. No managing agent may be an owner, resident, or relative of an owner/resident, nor have a financial interest with them.
- Transition to self-management: Any decision to terminate professional property management and assume self-management requires written consent of owners exercising not less than 75% of the voting power and 51% of first mortgagees holding mortgages on units.
