- Homes & construction: Each lot is limited to one single-family detached home (no duplexes or businesses). Every residence must meet minimum quality and size standards—split-level and 1-1/2-story homes need at least 1,600 square feet on the ground floor—and at least 60% of exterior walls must be masonry, stone, or glass. Construction must be completed within nine months of starting.
- Architectural review: No building, alteration, or fence may be placed or changed without written approval from the Architectural Control Committee, which reviews design compatibility and location. Asphalt composition shingles and chain-link fences specifically require committee approval.
- Exterior maintenance: Grass and weeds must be kept mowed regularly. Trash and garbage must be collected in covered containers and removed; burning trash is prohibited. The developer can mow a neglected lot and charge the owner.
- Pets & animals: No livestock or poultry may be kept, but dogs and other household pets are allowed as long as they are not raised or kept for commercial purposes.
- Vehicles & parking: Boats, trailers, and motor homes may not be regularly stored or parked in the street or front yard.
- Fences: Boundary fences and other fences must be substantially constructed of wood; chain-link fences are not allowed without Architectural Control Committee approval.
- Signs: Signs, billboards, and advertising structures are generally prohibited, except for rental or sale signs no larger than 3' x 5', and developer signs.
