Hunter Green is a single-family home community in Arlington, Texas, governed by a declaration of covenants, conditions, and restrictions (CC&Rs). These rules apply to all lot owners and are designed to preserve the neighborhood's residential character. If you're buying or living here, you must follow specific rules about home size, parking, pets, and other property uses.
- Use & occupancy: All lots are for single-family residential use only. Each lot may have one detached house, no more than two stories tall, with a minimum of 1,700 square feet of air-conditioned living area. Occupancy is limited to one household—typically persons related by blood, marriage, or adoption—or no more than two unrelated people living together, plus domestic servants.
- Garage & parking: Every home must have a garage for 2 to 3 standard cars. Boats, RVs, trailers, and similar vehicles cannot be parked or stored in the front yard, driveway, or on the street; they may be kept in side or rear yards only if completely screened from view. Trucks over three-quarter ton (or vehicles carrying hazardous materials) are not allowed in the community.
- Pets: No commercial or agricultural animals are allowed (no livestock, poultry, bees, etc.). Up to four household pets are permitted per lot, and they must be confined to a fenced area on the owner's property, properly tagged, and the owner must keep the lot clean.
- Architectural review: Before any construction or alteration, building plans and a plot plan must be approved in writing by the developer or its authorized representatives. The general grading or drainage of a lot may not be changed by more than six (6) inches without prior written approval.
- Fences & walls: Fences and walls must comply with city regulations, cannot extend closer to the street than the front of the house, must be made of masonry, brick, wood, or other approved material, and cannot exceed eight (8) feet in height.
- Prohibited uses: The property cannot be used for business, commercial, or manufacturing purposes. No temporary structures (except playhouses and similar small buildings), no carports, no signs except one small for-sale sign, no clotheslines visible from the street, and no burning except in fireplaces or for outdoor cooking. All utilities must be underground.
- Term & amendments: These restrictions run with the land for 30 years from the original declaration and automatically renew every 10 years unless a majority of property owners agree to change them in writing. The developer retains certain amendment and approval powers until December 31, 2000, after which they cease unless owners appoint a new representative.
