What Trinity Garden's governing documents say
This document is a 2018 amendment to the governing rules of Trinity Gardens, a standard single-family homeowners association in Hurst, TX. It updates only two specific rules: where certain items may be placed on your lot, and how the association issues fines. The full set of rules is in the original Declaration (2002) and other amendments, which are not included here.
- Yard & outdoor items: Vegetable gardens, hammocks, statuary, basketball goals, and play equipment must be located between the rear of the residence and the rear lot line. Recreational swings (not children's swing sets) and benches are allowed in the front. No basketball goals in the front, except one permanent goal at 1169 Briar Creek, which is grandfathered.
- Fines & enforcement: Fines are $25 per violation, capped at one $25 fine per week. The association sends a first violation letter by certified mail; if not cured, a fine notice follows by certified mail. Homeowners have 30 days to appeal a first violation within a 6-month period. Fines are due 10 days after appeal period ends (first violation) or 10 days after receiving violation letter (repeat). A late fee of $0.50 per day begins 15 days after delinquency. Delinquent fines can lead to a lien and, after 60 days, judicial relief. Homeowner pays all collection costs and attorney's fees.
