Lakes of River Trails is a single-family homeowners association in Fort Worth, TX. This document is a set of rules and use restrictions that supplement the original Declaration of Covenants, Conditions, and Restrictions. It governs resident conduct, property maintenance, architectural changes, and common area use, with enforcement through fines and liens.
- Neighborhood safety & conduct: Dogs must be on a leash outside fenced yards; owners must pick up waste. No motorized vehicles or boats on common property (except for handicapped or HOA tasks). Firearms and archery equipment (including pellet guns, bows) may not be discharged on common areas or from a homeowner's property.
- Basketball goals: Portable basketball goals are allowed but must face the driveway (not street) and not be visible from the street when flat or in disrepair. Permanent fixed goals are prohibited. In West and East areas, sandbags or heavy material may not be used to secure the base.
- Architectural review & property changes: All modifications altering the home's or property's appearance (decks, patios, screens, window AC units, sheds, additions, covered patios) require prior written approval from the Architectural Control Committee. Fence repair/replacement matching original does not need approval; an eight-foot fence does. Home paint colors must be original unless approved. Landscaping materials should be natural or match the home's color scheme. Sheds/additions must match home materials, be set back 5 feet from side lines, and not block lake views.
- Fence and yard maintenance: All homes must have a fence visible from public view; fences must be maintained (no missing or leaning pickets, max 6 feet high, natural or earth-tone stain, wood/masonry/iron). Water stains must not be visible (West & East). Lawns and shrubbery visible from public view must be trimmed and edged; grass cannot exceed six inches; weeds and dead vegetation must be removed.
- Use of common areas: Homeowners must contact their sub-area Board at least 7 days in advance to reserve common areas for private events. Proof of insurance is required for rented items (bounce houses, water slides). Common areas cannot be used for storage. Guests must be accompanied by the homeowner or authorized resident. Fishing in HOA lakes is catch and release only. West and South areas: common areas may be used 7:00 am to 10:00 pm.
- Parking, storage, and signage: Vehicles may not block sidewalks, mailboxes, or park in the wrong direction. No personal signs on mailboxes, streetlights, or common property. No additional address signs beyond the stone block; no curb painting (West). Trash bins may be at the curb only from 6 pm the day before pickup until midnight on pickup day. No storage outside fenced areas on sides of houses.
- Holiday decorations: Only commonly recognized holidays. Non-Christmas decorations may be up two weeks before and two weeks after. Christmas lights may not be turned on before Thanksgiving and must be removed by February 1.
- Violation fines and appeals: Curable violations: courtesy reminder, then warning letter, then $50 fine, with additional $50 fines every 10 days until resolved. Uncurable violations (e.g., discharging firearms, threats to safety) may be fined immediately. Homeowners may request a hearing within 30 days. Nonpayment of fines may result in a lien. Repeat violations within 6 months continue the fine process where it left off; after 6 months, it restarts.
