This is the Declaration of Covenants, Conditions and Restrictions (CC&Rs) for Grand Prairie Lake Forest, a single-family residential homeowners association (HOA) in Irving, TX. The rules bind all lot owners and are meant to maintain the community's appearance and residential character.
- What you own & maintain: You own your lot and the house on it; the association maintains only the limited common area (a 7.5-foot easement for a brick wall, sign, and landscaping) and Lot 29X. You are responsible for your own property and for paying assessments that cover common area upkeep.
- Land use & housing type: Each lot is for one single-family detached house only. No business or commercial use is allowed, except incidental home offices. Only one residence per lot, max two stories, with a required garage for 2–4 cars.
- Minimum home size & materials: Each house must have at least 1,800 square feet of air-conditioned living area (excluding garage, porches, etc.). Exteriors must be at least 75% brick, stone, or masonry. Roofing must be 25-year shingle minimum.
- Architectural review: Any exterior changes (construction, fences, painting, additions) need prior written approval from the Architectural Control Committee. Plans are submitted in duplicate; approval or denial must occur within 30 days. The committee can enforce design harmony and prevent similar elevations on the same block.
- Fences & walls: Fences must be wood (no chain link), cannot extend nearer than 40 feet from any street, and max height 8 feet. Variances require committee approval.
- Pets: No more than 4 pets per lot. Pets must be kept on a leash or in a fenced backyard, and you must clean up after them. No dangerous or farm animals allowed.
- Parking & vehicles: No boats, RVs, campers, or similar vehicles may be parked for storage in front yards or driveways, and must be concealed from the street if in side/rear yards. No overnight parking of trucks over 1 ton on streets. No flammable cargo vehicles allowed.
- Signs & clotheslines: Only one small (5 sq ft) for-sale or for-rent sign, builder signs, political signs (limited times), and school spirit signs are allowed. No signs that disparage the developer or property. Clothes drying in view of a street is prohibited.
