What Le Chateau at Walnut Hill's governing documents say
This is a partial document—a second amendment to the Declaration for Le Chateau at Walnut Hill, a mixed community in Irving, TX that contains both townhome lots (Phase I) and single-family residence lots (Phase II, created by a future replat). It modifies certain rules and distinguishes obligations for each lot type. The full set of community rules is not included here.
- Lot types & applicable rules: After a replat, Phase I lots are townhome lots and Phase II lots are single-family residence (SFR) lots. Cross-easements and Articles VI and VIII of the Declaration do not apply to SFR lots, but they continue to apply to townhome lots.
- Insurance responsibilities: Owners of SFR lots must purchase all liability and casualty insurance for their own lot; the Association will not provide insurance for SFR lots.
- Maintenance obligations for SFR lots: Owners of SFR lots must maintain their lot in a neat, tidy, properly mowed, reasonably weed- and litter‑free condition, promptly remove dead/diseased plants, and keep all improvements repaired, painted, and clean.
- Assessment allocation: Association expenses are allocated into three categories: (i) general Association and Common Area expenses shared equally among all lots, (ii) townhome‑specific expenses shared only among townhome lots, and (iii) SFR‑specific expenses shared only among SFR lots. Assessments for townhome lots must be equal among themselves, and similarly for SFR lots. Separate reserves may be established for each category.
