Belle Oak Estates is a standard single-family homeowners association (HOA) in Joshua, TX (Burleson area). All Lots are for single-family residential use only. The HOA enforces architectural and design standards, and owners pay assessments. Leases must be at least six months. The association has authority over everything from landscaping to vehicle parking.
- Leasing & rentals: Leases must be in writing, for a minimum term of six months. Owners must provide a redacted copy of the rental agreement to the Association. Renting out an entire Lot for single-family residential use is not considered a business, but signs advertising 'For Rent' are prohibited.
- Pets: No more than three adult domestic household pets (age 1 year or older) per Lot. Animals must be kept on a leash when outside the Lot, and enclosed areas must be kept clean and screened from public view. Vicious or dangerous animals are prohibited, and no kennels or breeding allowed.
- Architectural review: All improvements (including landscaping and fences) require prior written approval of the Association. Minimum dwelling size is 2,800 square feet (for one-story). Exterior walls must be at least 80% brick, stone, or stucco. Roofing must be 30-year architectural laminate shingles or better. Garages must be side-loaded and hold at least two cars.
- Parking & vehicles: No parking overnight on public or private roadways. Trailers, boats, campers, and commercial vehicles must be kept in enclosed structures or screened from view when not in use. No vehicle without a current inspection sticker allowed. Basketball goals are allowed if approved.
- Use restrictions: Lots are single-family residential only. No home businesses that are detectable from outside, and no day care, churches, or schools. No above-ground swimming pools. No signs except one 6 sq ft 'For Sale' sign, political signs (max 4x6 ft for 90 days), and religious displays not offensive or threatening.
- Maintenance & upkeep: Owners must keep their Lot (including landscaping) in good condition. Grass and weeds cannot exceed 6 inches in height. The Association may enter the Lot to perform maintenance and charge the owner. All construction must be completed within 24 months.
