Tantarra Estates is a single-family home HOA in Burleson, TX. All lots are designated for one single-family detached dwelling. The covenants are enforced by the Tantarra Estates Homeowners' Association and run with the land for an initial 30-year term, automatically renewing for 10-year periods unless two-thirds of owners agree to change them.
- Land use & restrictions: Each lot is limited to one single-family detached dwelling. No trade or business is allowed, and no activity that becomes an annoyance or nuisance is permitted. Lots cannot be re-platted to create more lots than originally platted.
- Construction & architectural standards: Houses must be completed within 6 months of starting construction. Minimum living area square footage varies by lot block (from 2,200 to 3,000 sq ft). Exterior walls must be 80% masonry/stone/brick on the first floor. Roofs require 240 lb laminated shingles, pitch at least 8/12, and no white color. Antennas must be in attics; satellite dishes over 18" must be at least 5 feet off the front property line and not visible from the street. All garage entries must be side or rear. Mailboxes must be of a type approved by the ACC.
- Association & assessments: Every lot owner is a member of the Tantarra Estates Homeowners' Association. An initial fee of $1,000 is due at closing, and annual dues started at $200 per year from July 1, 1999. The annual assessment can be increased automatically based on the Consumer Price Index (from July 2000) or by a 60% vote of members for larger increases. The Association can place a lien for unpaid assessments.
- Pets & livestock: No commercial breeding of livestock or domesticated pets is allowed. Each lot may keep up to one head of livestock per acre, but no fowl, pigs, or goats are permitted. Usual household pets are allowed without a specific number limit stated.

- Fencing & landscaping: Boundary fences must match the subdivision entry fence (vinyl three-rail) and cannot exceed 5 feet in height. Wooden, ornamental, and stockade fences are not allowed. No fence shall be placed nearer the front street than the front wall of the residence. Landscaping must be completed within 190 days after construction.
